Q: I would like to build a storage shed or an accessory structure.

A: Storage sheds for gardening tools are very popular. For sheds that measure less than 120 square feet, no building permit is needed. An accessory structure can be a storage shed, a gazebo, or any other structure that is not attached to your house. Both storage sheds and accessory structures are required to meet setbacks from your property lines. Please refer to Camas Municipal Code 18.17.040 for additional information on accessory structures.

Q: How do I find out zoning information about my property?

A: If you know the address or parcel number of the property you are inquiring about, then you can find out the zoning of that parcel. All land use decisions are steered by the designations of the Zoning Map. Enlarge the map to locate your property. The heavy black lines separate each zone and you can find the designation in red within those lines. Clark County Property Information Center can provide answers to many of your questions concerning land use records.

Q: What are setbacks?

A: Setbacks are the distance from a property line that a structure needs to be placed. Camas Municipal Code 18.09 lists the setback requirements along with other infomation regarding lot sizes, building heights, and building lot coverage. For single-family residential zones, your setbacks are based on lot size and not on zone designation.

Q: What is lot coverage?

A: Lot coverage is the area of your lot that can be covered by structures. For a R-7.5 designation, 40% can be covered with structures. The average lot size in an R-7.5 designation is 7,500 square feet. Decks that are more than 30 inches above the ground level are included as well as storage sheds, and other accessory structures with roofs.

Q: Can I build a second dwelling on my lot?

A: The City allows accessory dwelling units which are different than accessory structures. Please refer to Camas Municipal Code 18.27 for additional information on building another dwelling on your property.

Q: What are the fees charged for permits from the Planning Department?

A: Fees for Planning Division permits vary, depending on the type and complexity of the permit being issued.

Q: Can I have a business in my home?

A. The City has realized the need for small scale home based businesses, and allows two types of home occupational licenses. Camas Municipal Code 18.39 lists the criteria for a Minor and a Major Home Occupational License. Neither type allows for maintenance or repair of vehicles or motors. Home occupations are meant to be suitable to the neighborhood where they are located.

Q: When is the next public meeting of the Planning Commission? What items are on the Agenda?

A: The Planning Commission normally meets the 3rd Tuesday of the month at 7:00 p.m. The Planning Commission meetings are held in the Council Chambers of the City of Camas Municipal Building, located at 616 NE 4th Avenue. An Agenda is created for each meeting and posted at the Library, U.S. Postal Office and in the main lobby of City Hall as early as the Thursday before each meeting.
