APPLICATION AND SUBMITTAL PROCEDURES
FOR RESIDENTIAL CONSTRUCTION

New Construction Residential

STEP 1

To expedite the application process please fill out and fax, or deliver, the pre-application form to the Building Department. This should be done 24 hours prior to bringing in the plans and other submittal documents.

Submittal Documents (The following items are to be submitted to the Building Department as the first step in the Plan Review and Permit Issuance process.

Plans, 2 Sets with the following:

  • Foundation plan: indicate type of construction being used, showing the size of footing, stemwall, retaining walls and pier pads. Also indicated the size and spacing of girders and/or floor joists and type of subflooring.
  • Floor plan: Show floor plan of each floor, including basement and foundation. Show use of all rooms or areas and the size and location of all windows, wall openings and stairs.
  • Roof plan: Show size and spacing of rafters and/or trusses, sheathing and roofing materials. If trusses are pre-manufactured, you must submit the manufacturer’s truss layouts and engineering to the Building Department at the time of plan submittal.
  • Elevation: Show elevation of three views. Show grade and pertinent vertical dimensions.
  • Sections and details: Show framing (size and spacing), covering materials, insulation, special beam size and connections and/or anchors, and any other data sufficient to show the correctness of the plans.

Proof of Ownership
Show Deed, Tax Statement or Real Estate Purchase Agreement or Purchase Contract.

Plot Plan , 2 Sets
Show location of proposed building and/or addition in relation to grade of property. Show locations of all street frontages and approximate dimensions of property lines. STREET NAME AND LEGAL DESCRIPTION. To view a sample Plot Plan click here.

Lot Coverage

  • Covered in the Zoning Ordinance of the Camas Municipal code. See Zoning Detail for further information on setbacks and lot coverage.
  • Building setbacks and lot coverage is based on the projected or actual area that the building occupies.
  • Fireplaces that are not part of the foundation may extend 2’ into minimum yard setbacks.
  • Roof overhang is generally allowed at 2’ maximum, but the Zoning Ordinance may allow an increase based on the zoning district. See Zoning Detail. Awnings, if not retractable are considered part of the structure and would have to meet the minimum setback requirements including the 2’ eave line. If the awning is retractable there are no restrictions.

Washington State Energy Code Compliance
You must submit a Window and Door Schedule showing the size of windows, doors, and skylights, and the room where located.

STEP 2

Permit Issuance
Plans are reviewed by the Plans Examiner and/or the Building Official. We will notify the applicant when the plan review process is completed.

1. The fees due at the time of permit issuance are:

  • Building permit fees
  • Water and Sewer service and development charge
  • Latecomer fees if applicable
  • School, Transportation, Park/Open Space, and Fire impact fees.

2. A copy of an encroachment permit from the Engineering Department must be submitted prior to permit issuance.

3. Any applicable Fire Department Permit

The permit is valid for 180 days from issuance date or date of last inspection. In the event the project is cancelled and no inspections have been made, the applicant may request in writing a refund of 80% of the building permit fee prior to the expiration of the permit. The request must be made in writing.
